As we approached the end of 2025, Regina held on to its title as the most affordable major city in the country for buying a home.
The RBC quarterly home affordability assessment shows it takes 26-percent of the average income to buy the average home in the Queen City. Saskatoon was fourth at 32-percent. Two cities in Atlantic Canada grabbed second and third spots.
In describing the Saskatchewan numbers, the bank said Saskatoon buyers and sellers have pretty much ignored any fears regarding trade wars and tariffs as the number of transactions rose faster than most Western Canada cities. However, they caution the tight supply may push prices higher in the future.
Farther south on Highway 11, the bank said the Regina market is one of the hottest in the nation with home resales especially strong and values rising steadily. But it also flagged the tight supply of inventory which could be a factor in pushing prices higher in 2026.
This is quite a contrast to much of the country where prices are falling on slowing demand but Saskatchewan-style affordability is still a long way off.
